Selected applicants need only make a $1,000 down payment. They will be responsible for property taxes, insurance (must cover the home’s appraised value) and Homeowners Association fees—costs that will be included in the total mortgage payment, which is currently about $1,150. 

Homeowners must live in their starter home for a minimum of 3 years and not more than 10 years. The mortgage is set at $100,000; the loan is at 0% interest and of the roughly $1,100 payment, about $834 is principal. When homeowners move out, and if they have not incurred any unnecessary repair or maintenance costs, they will have $10,000 in equity savings for each year that they have lived in their home and fulfilled their mortgage payments (for 3 years that’s $30K, 5 years $50,000, 10 years $100,000).  

Starter Homes are deed-restricted and only Habitat for Humanity can buy them back. When a homeowner wants to sell, Habitat will do a walk-through to list maintenance items that the owner must either fix or be charged through their sale payout. 

Habitat for Humanity of Northern Arizona’s Starter Home Program approaches affordable home ownership in an entirely new way. 

Starter homes are energy efficient, 500-square-foot stand-alone homes that provide an attainable path to homeownership for Flagstaff’s workforce.  

Creating a path to homeownership builds stability and financial empowerment for homeowners and adds to the city's housing inventory, serving our community well into the future.

These homes are never to be used as second homes or as a rental of ANY kind. 

Homeowners are required to abide by Homeowners Association Covenants, Conditions, and Restrictions (CC&Rs). There is a master HOA and Starter Home Sub HOA. Some of the benefits covered by the HOA fees are park amenities, walking trails,  landscaping maintenance, trash and snow removal.  

Home maintenance is the responsibility of the homeowner, not Habitat for Humanity of Northern Arizona. Parking and storage are minimal. No fencing of any kind is permitted, nor are sheds or outside storage. 

If selected, applicants must provide at least 200 hours of volunteer sweat equity, on their home and/or another Starter Home Project. 

As a selected applicant, you are also a public advocate for Habitat for Humanity of Northern Arizona! Partner families are required to participate in communication efforts, including but not limited to video and print testimonials, media interviews, and photo shoots that will be used for marketing and fundraising purposes.
